Why You Need an Agent to Show and Sell Your Home

Posted on March 2, 2011

At first, it might seem that you can sell your home fast without the help of a real estate agent. Perhaps you’ve read about some people who have sold their homes as FSBO properties. Or perhaps you’re Internet savvy and you know you can duplicate what listing agents are doing online.

But later on you will realize that it’s not as easy as it initially seemed. With your day job and other things to attend to in relation to your relocation and planned home sale, you’ve missed a lot of important things, you’ve not fully attended to your listing, and you’ve not sold your home within your expected time frame.

Here are some of the top reasons why you need a listing agent to sell your home:

1.  You have a job, and it’s not about selling homes. Even if you set aside precious minutes each night to learn how to market your home online, you won’t have enough time to be able to absorb all about selling a house and to learn how to make a successful FSBO transaction.

In contrast, a real estate agent’s job is to sell homes. His or her time, talents, skills, experiences, tools and career are all focused on selling and buying homes.

2.  You’re emotionally attached to your home. When showing your home to buyers, you could say something or show something through your body language that would turn off the buyer. Experienced realtors say that too much information about the history of the house from home owners sometimes douse whatever interest the buyer has for the house.
Sometimes also, owners get too sensitive about comments from buyers about certain designs or colors, and would express their displeasure, discouraging buyers from pursuing a purchase.

3.  You can’t avoid spending marketing money even if you sell your home as a FSBO seller. FSBO websites charge for premium services such as MLS listing and syndication on larger websites. The implication of this reality is that you better spend your money for the sure thing, which is to take advantage of the expertise of agents.

A real estate agent  will have online and offline tools to sell homes. Real estate agents got the experience and the social and professional networks to get your house sold.

On the whole, the commission you’re going to share with your agent is more than worth it because you’ll be able to sell your home faster at the price range you set.
