Buy a Home in a Master Planned Community in Tampa

Posted on April 20, 2011

Many homebuyers desire the lifestyle offered by master planned communities, particularly in Tampa. A master planned community has amenities and facilities that are not present in many residential subdivisions.

While some subdivision developers try to locate their projects near schools and shopping areas, developers of master planned communities look for large tracts of open land where they build complete communities so that residents don’t have to drive far or to get out of the community to have the services they need.

Among the benefits and features enjoyed by residents of master planned communities in Tampa are the following:

1.    Communities are near natural recreational areas, such as beaches, lakes, rivers, wooded areas, wildlife habitats, ponds and other nature preserves.

2.    Amenities include all or many of the following:

  • Landscaped streets
  • Tree-lined main streets
  • Golf courses
  • Jogging trails
  • Bike paths
  • Tennis courts
  • Basketball courts
  • Ball fields
  • Clubhouses
  • Swimming pools
  • Grocery stores
  • Specialty stores
  • Library
  • Community recreational center
  • Schools
  • Fire station
  • Free online access thru Wi-Fi network

3.    Neighborhoods are well-kept.
4.    The atmosphere is more neighborly.
5.    Home values have generally survived price declines during the recession.
6.    Views are great because utility lines are underground.
7.    Various home designs and price ranges are available, as many master planned communities involve several home builders.
8.    Homeowner actions that destroy the peace, overall look or general welfare of the community are not allowed.
9.    Systems are in place for residents to meet and collaborate on community projects.

For some people, there are minuses found in master planned communities, and the most cited issue is that related to community regulations. However, if the individual homeowner recognizes the need to regulate in order to preserve all that is beautiful in master planned communities, then this issue becomes a non-issue.

Many master planned communities in Tampa are located beside or around lakes, protected forests, protected wildlife habitats and the beach. Here are some of them:

Grand Hampton in New Tampa
Homes ranging from semi-custom estate houses to maintenance-free villas are nestled in 596 acres of land where half of the area features open space, lakes, woods, wetland preserves and access to the Cypress Creek.

Connerton Homes in Pasco County
Outdoor and indoor recreational opportunities abound for residents as this community, designed for 8,700 homes, is also located near natural preserves.

Seven Oaks in Wesley Chapel
This 2,500-acre community offers two- to four-bedroom homes near wetland preserves, nature trails, sports and fitness facilities, a waterfall and a multi-million dollar community center.

Carrollwood in Tampa
Fishing, golfing, swimming, boating are among the recreational activities of residents who also have ready access to universities, shopping centers and the airport.
