Tampa Homes in the $200K to $250K Sales Price Range Were Again Top Sellers in April

Even the sales of previously top-selling Tampa homes priced less than $50,0000 were surpassed by the sales of single-family homes in the $200,000 to $250,000 sales price range in April 2012, based on sales data from the Greater Tampa Association of Realtors (GTAR).

A total of 161 single-family homes in the price range $200,000 to $250,000 were sold in April, higher than the number of homes priced less than $50,000. These cheap homes have been the top sellers for many months, as investors in and out of the state competed with each other to take advantage of these investment properties. In April, only 160 of these low-priced single-family homes were sold, one unit lower than the $200,000 to $250,000 homes sold.

Most Popular Price Ranges for Single-Family Homes in April 2012:

$200K to less than $250K     161 homes

$100K to less than $120K     129 homes
$120k to less than $140K     120 homes
$140K to less than $160K      99 homes
$250K to less than $300K      97 homes

From January to April 2012, a total of 525 single-family homes priced $200,000 to $250,000 were sold, representing almost 10 percent of the total number of single-family homes sold over the four-month period ended April 2012. The second and third most popular price ranges to homebuyers over the four-month period were the $100,000 to $120,000 and the $120,000 to $140,000 price ranges,respectively.

In the chart of price ranges and sales for all types of homes, including single-family homes, condos and townhomes in April, the $200,000 to $250,000 price range was also the most popular among homebuyers. There were 177 sold homes in this price range. Second and third were the $100,000 to $120,000 and $120,000 to $140,000 range, respectively.

Of the 1,888 Tampa homes sold in April, a total of 1,395 homes or nearly 74 percent were single-family homes. The next popular home types were condos and townhomes, with 221 condos and 173 townhomes getting sold. There were 52 mobile or manufactured homes and 42 villas that got sold. Of the 7,047 homes sold from January to April 2012, a total of 5,095 single-family homes were sold, accounting for more than 72 percent of all homes sold.

Three-bedroom homes were still the most popular, as almost 42 percent of homes sold over the four-month period ended April 2012 had three bedrooms. Homes that had three bathrooms were also the most desired, accounting for more than 66 percent of all homes sold.

All in all, there were 1,888 Tampa homes that were sold in April, representing a drop from both March 2012 and from April 2011. However, the listing and sale prices increased both month-over-month and year-over-year. The average sale price in April 2012 was 165,354, an increase of 8 percent from the previous month and 10 percent from the previous April. The average listing price in April 2012 was $172,989, representing an increase of seven percent increase month-over-month and 8.8 percent year-over year.
