Sales volumes and sales prices rose significantly over the year in the Tampa Bay real estate market in July 2013, based on data released by Florida Realtors.
In the four Tampa Bay counties, a total of 4,799 housing units were sold in July 2013, of which 3,534 were single family homes and villas, and 1,265 were townhouses and condos. Pasco County was the most improved market over the year, as it registered a 30.3-percent increase in its single-family market and a 52.6-percent increase in its condo and townhouse market.

The Pinellas County condo market was the most vibrant among the four counties in July, as it surpassed the other three markets in terms of closed sales, median sale price and average sale price. Indeed, condos that afford owners stunning views of the Gulf of Mexico and easy access to beautiful beaches are the ones being sought after by buyers.

Hillsborough County posted the highest average and median sale prices among the four counties in the single family market while Pinellas County posted the highest sale prices in the condo and townhome market. Hillsborough also registered the highest rate of increase over the year in median sale price of single family homes. For increase in the sale prices of condos and townhomes, it was Hernando County that posted the biggest rate of year-over-year increase in median sale price.
All four markets showed increases in sale prices over the year, from 8.9% to 34.1%. In terms of sales volumes or number of single-family homes sold, all four counties also posted increases, with Hernando achieving a year-over-year jump of 35.7%, the biggest rate of increase among the four. Pasco County beat all other three counties in number of condos and townhomes sold by posting a 52.6-percent increase in volume.
