A total of 88 Tampa Bay luxury homes were sold over the four-month period from January to April 2012, based on records from the Florida MLS system.
The most expensive home was sold for $6.2 million and the least-priced home was sold for $1 million. The most unique sales prices were $1,000,001 and $1,700,005, with the ending digits probably chosen to post more interesting purchase numbers on the records. The mean sales price was $1,340,750.
What we can observe from these million-dollar homes sold are the following:
1. Most had private pools. Only 14 had none. Seven others had access to community pools and another seven had both private and community pools.
2. The number of bedrooms range from 3 to 10, with the most number of homes having four and five bedrooms. Thirty-two had 4 bedrooms and another 32 had five bedrooms. Only one property had 10 bedrooms — the one in Dunedin — and only one had 8 bedrooms — the one in Sanctuary on Livingston in Lutz.
2. Total heated living area ranges from 2,048 to 17,145 square feet, which is the total heated area of the most expensive property sold. The other largest properties sold had total heated areas of 9,254; 9,143; 8,748; 8,660; 8,276; and 8,147 square meters.
3. Most of these million-dollar Tampa Bay homes are located on water or near water, specifically the Gulf of Mexico. Clearwater was the runaway winner, as ten homes worth a total of $16,810,000 were sold over the four-month period. Clearwater is a city in Pinellas County, situated on Florida’s west coast, on the Gulf of Mexico. It’s known for its white-sand beaches, man-made and natural attractions and its rich heritage.
