$200K to $250K Best-Selling Tampa Homes for Past 9 Months

Tampa homes in the price range $200,000 to $249,999 were again the best sellers from January to October this year, based on data from the Greater Tampa Association of Realtors.  This is excluding properties sold for less than $50,000,  as these units are usually purchased in bulk by investors.

Homes in the $200,000 to $249,999 price range accounted for 9.63 percent of all sales in the Tampa area for the nine-month period. The average listing price for this price range was $230,636 and the average sale price was 223,278. Sellers at this price range got much of the amount they desired, as their list-to-sell rate was 97 percent. Their homes were also among the fastest to sell, as their units stayed on the market for an average of only 88 days.

The other best-selling Tampa homes sold to owner-occupants from January to October 2012 were in the following price ranges:

The top average sale prices were the following:

The fastest housing units to sell were those priced less than $50,000 and those in the price ranges of $60,000 to $69,999 and $300,000 to $349,999.  These stayed on the market for an average of only 84 days.  The best-selling price range for owner-occupants — $200,000 to $249,999 — were on the market for an average of 88 days.

As expected, single-family homes were the homes of choice over the 9-month period, taking nearly 75 percent of the housing market with a total sales of 14,444 units.  Condos accounted for 11.2 percent, with a total sales of 2,156 units.  Townhouses accounted for just above 9 percent, with 1,737 units sold. Villas, mobile homes and half-duplexes accounted for 2.5 percent, 1.9 percent, and 0.4 percent, respectively, with respective sales of 479 units, 359 units, and 75 units.

Based on number of bedrooms and bathrooms, units with three bedrooms were the most popular.  A total of 8,032 three-bedroom units were sold over the 9-month period.  Second most popular were those with four bedrooms, with a total sales of 5,155 units.  Two-bathroom homes were far and away the most common, as nearly 65 percent of total sales during the period were those of two-bathroom homes.
