Despite continuing economic challenges for many families in the U.S., including mortgage difficulties, it is encouraging to know that in 2011, Tampa homes in the $100,000 to $300,000 price range were still the top selling units. Of the 16,820 single-family homes and villas sold in 2011 in the Tampa area, 53.4 percent were sold for $100,000 to $300,000, based on data from the Greater Tampa Association of Realtors (GTAR).
It’s also great that if we look at the price distribution further, those in the $200,000 to $250,000 had the highest sales volume. The second most popular price range in this group was the $120,000 to $140,000 range. Here’s a chart that shows the sales volume for the seven price ranges within the broader $100,000 to $300,000 price range:

Considering all price ranges, the less-than-$50,000 price range actually had the biggest sales volume — a total of 2,294 units — but these units are mostly investment properties that are often purchased in bulk by investors.
In 2010, the same price range — $200,000 to $250,000 — was also the most popular Tampa homes to owner-buyers. A total of 1,538 units in this price range were sold, helping the $100,000 to $300,000 price range to post a sales volume of 8,609 units. The $100,000 to $300,000 price range accounted for 56.6 percent of the 15,198 single-family homes and villas sold in 2010. The second most popular price range within this group was also the $120,000 to $140,000 price range.
In the condo-townhouse-coop sector, the $100,000 to $300,000 price range was not the most popular to owner-buyers in 2011. This price range posted sales of 1,379 units, accounting for only 27.9 percent of the 4,940 condos, townhomes and co-ops sold in 2011. There were more owner-buyers in the $50,000 to $60,000 and in the $60,000 to $70,000 price ranges.
By number of bedrooms, the most popular residential units in 2011 were those with three bedrooms, accounting for 43.8 percent of total sales of all types of units. By style, the most popular was expectedly the single-family home, accounting for 74.5 percent of total sales. Condos accounted for 12 percent, townhouses for 8.3 percent, mobile homes for 2.8 percent and villas for 2.2 percent.
